	Buyer shall obtain mortgage pre-approval (at no cost to the buyer) from a qualifying home lender within 21 days from the date of this guarantee.
	Listed price of the home shall be $300,000 or more.
	For homes priced from $100,000 to $299,999 we guarantee to save you at least $5,000 or we will pay you $500 cash at the closing of the sale.
	The home is listed on the Multiple Listing System or in the case of For Sale By Owner, the seller has agreed to pay a reasonable commission (most are happy to do so provided they do not have to 'list' the property).
	This guarantee applies only to homes listed by other brokerage companies. For homes that are listed by our office, or us personally, we are required to act impartially, as a fully disclosed dual agent, and will make best efforts to bring both buyer and seller together in a fair and equitable fashion.
	The agreed upon amount will be paid at the closing of the sale of the home and in no event shall exceed an amount greater than one-half of the commission that is payable.
	Cost savings shall be calculated by summing the aggregate totals for any negotiated price reductions from the original listed purchase price plus any incentives, closing costs and concessions provided by the seller.
